Roof Cleaning
Done the right way.
Hawaii's climate causes algae, moss, and dark staining to build up on roofs faster than almost anywhere else in the country, thanks to salt air, humidity, and constant sun. At Big Wave, we use low pressure soft washing across every roof type, tailored to the specific material, so your roof gets clean without unnecessary wear.
Not sure what type of roof you have? Find yours below.
Flat
Flat roofs collect standing water, debris, and organic growth faster than sloped roofs, especially in Hawaii's rainy season. We clear debris, treat algae and mildew buildup with a safe cleaning solution, and rinse thoroughly to restore drainage and prevent long-term ponding damage.
Tile
Tile roofs (like Monier concrete tile) are durable but porous, which means algae and moss can work into the surface over time. We soft wash tile roofs to lift embedded growth and restore their original color, without the cracking or granule loss that high-pressure equipment can cause.
Wood Shake
Wood shake is the most delicate roof material we work with. It absorbs moisture and can splinter or warp under high pressure. We use the gentlest end of our soft wash process here, paired with a wood-safe treatment that removes moss and algae while protecting the shingles' natural texture and lifespan.
Metal
Metal roofs handle pressure better than other materials, but rust, oxidation, and mineral streaking still build up fast in Hawaii's salt air. We soft wash metal roofs to remove buildup and restore their finish, using techniques that won't scratch coatings or accelerate corrosion.
Asphalt Shingle
Asphalt shingles are the most damage-prone roof type when cleaned incorrectly. High pressure can shorten the roof's life. We use a low-pressure soft wash with an algaecide solution to kill black streaks and moss at the root, then rinse clean without ever touching the shingles with force.
See the Difference: O’ahu Roof Cleaning
Questions before you book
Most Oʻahu roofs need cleaning every 1 to 2 years. Hawaii's salt air, humidity, and shade from trees speed up algae and moss growth compared to mainland climates, so homes near the coast or under heavy tree cover often need cleaning closer to once a year.
How often should I clean my roof in Hawaii?
1
What does roof cleaning cost on O’ahu?
2
Roof cleaning cost depends on roof size, material, pitch, and how much buildup needs to be removed. Big Wave provides a free on-site estimate so you get an accurate price based on your specific roof, not a generic quote.
Can you clean my solar panels at the same time as my roof?
3
Yes. If you have solar panels installed on your roof, Big Wave can clean both in the same visit, saving you a separate appointment and helping your panels operate at full efficiency.
Yes, when done with low-pressure soft washing instead of high-pressure equipment. Big Wave uses different techniques for each roof material, since asphalt shingles, tile, metal, and wood shake all respond differently to pressure and cleaning solutions.
